Good afternoon friends: today I want to bring you a brief update of the real estate market during the month of January 2020. We as an Association of Saskatoon Realtors listed 520 properties onto the market, approximately 6% fewer than the 555 listings last January.
We also sold 219 properties which was 10% higher than the 199 sold last January. The average selling price in the month of January was $326,278: 8% higher than the $302,414 average price last January.
At present there are 1330 homes available for sale in Saskatoon which is 8% fewer than a year ago. Of those 1330 homes, 835 are single family homes, which is 5% fewer than a year ago. And 495 condominiums which is 13% fewer than the 572 condominiums that were for sale last January.
It took an average of 64 days for a home to sell in January, 4 days more than January last year. I would also like to report that the average list price for a home brought to the market during the month of January was $393,400.
Overall, I would have to say that the real estate market has improved compared to
a year ago. I am optimistic that 2020 is going to see improvements in our market: an increase in the number of homes sold and at a higher price.
